Before we get started
A few things owners often want to know about working with Diablo Pacific.
Discuss your propertyFees depend on the property and the services required. We discuss your needs and explain the proposed scope and pricing before you decide to work with us. Request a property evaluation to start that conversation.
We begin by discussing your property, current arrangements, and priorities. The transition may include reviewing leases, available financial records, vendor information, and property needs. We agree on responsibilities and next steps with you before the handoff.
Owners can access monthly statements and available year-end tax documents through the AppFolio owner portal. The reporting scope is discussed as part of your management arrangement. Contact the team if you need help locating or understanding a document.
Yes. We cooperate with all licensed real estate brokers. If an agent or broker introduces an owner to us for management, the property goes back to that introducing party when it is time to sell. Always.
Yes. Diablo Pacific, Inc. is a licensed California real estate brokerage, DRE# 02056617. We can discuss a sale when you are ready, drawing on our knowledge of the property and its rental history. For referred owners, we honor our commitment to return the sale opportunity to the introducing agent or broker.
We work for property owners. That means being candid about expenses, tenant issues, and difficult decisions while communicating fairly and documenting our work. We follow applicable requirements and discuss the options with you when a decision needs your involvement.
Check the notice period in your current management agreement. Once you give notice, we handle the handoff: leases, tenant records, security deposits, keys, and vendor information.
